💬 Lake Manager Report

  • Sheriff's Patrols: The board is working with Captain Kris from the Sheriff’s Office to finalize details on lake patrols for the upcoming 2025 summer season. More details at annual meeting.

🗳 Annual March Meeting

Our annual HOA meeting is approaching! Official invitation letters have been sent by our legal counsel, and a second reminder with ballot details will follow soon.

Neighborhood Restoration Update 🌳

Starting in April, the HOA will begin replanting trees, replenishing lost greenery, and grinding down stumps as part of our ongoing neighborhood restoration efforts. The board took time to thoroughly assess insurance coverage and explore FEMA relief options to ensure the best path forward. We deeply appreciate the community’s patience throughout this process, and our hearts remain with those affected by the tornado. Our goal is to restore and revitalize the neighborhood, bringing it back to the thriving, beautiful space we all love.

📢 Neighborhood Survey - Thank You!

We received a great response to the recent survey—your feedback is helping shape decisions in the community! The Newport Landing HOA survey received 81 responses from 247 unique residents, achieving a 32.8% response rate, which falls within industry standards (20-40%) and indicates a moderately engaged community.

Residents appreciate the HOA’s strong communication, community events, lake maintenance, tornado recovery efforts, and engagement initiatives. However, concerns include inconsistent rule enforcement, prioritization of social events over infrastructure, lack of transparency, volunteer burnout, and security issues. Moving forward, residents want improved lake safety enforcement, clearer communication, greater investment in infrastructure, more diverse events, and stronger security measures, including patrols and potential gated access.

🌊 Lake Rules & Decals

  • Updates are being made to our lake rules and will be shared with the neighborhood Spring 2025.

  • A new lake decal system is being prepared for the upcoming season to streamline access, ensure that only boats permitted under the covenants are on the water, and improve overall compliance.

🎉 Social Events & Budget

  • The Social Committee has exciting events planned for 2025! Stay tuned for more information on events for 2025

 

🏗 Vice President’s Report

🐟 Carp Removal Coming Spring 2025

Efforts to remove invasive carp will ramp up again this spring to improve the health of our lake! We’ve seen tremendous success in the efforts and outcome from the previous carp removal - we are going to do one more removal this spring.

This past fall, 2,000 walleye were stocked in the lake to support a healthier ecosystem and enhance fishing opportunities for the community!

 

💰 Treasurer’s Report

  • Insurance Updates: Recent adjustments to our insurance coverage were reviewed to ensure the community remains well-protected.

  • Financial Growth: The board has approved strategic investments to responsibly manage HOA funds and support long-term financial stability.

  • For transparency, budget details and account balances are available upon request. To protect sensitive financial information, we do not share these details online, but we will gladly review them in person at our annual meeting.
