Update: Winter ‘25

As we step into a new season, we’re excited to share updates and important information to keep everyone informed and connected. From lake safety reminders and community improvements to upcoming events and budget updates, this newsletter highlights the efforts and initiatives aimed at maintaining and enhancing our wonderful neighborhood. Annual Meeting
Mark your calendars! The Newport Landing HOA Annual Meeting will be held on Tuesday, March 11, 2025, at Champions Country Club. Join us for a social hour at 6:00 PM, followed by the meeting at 7:00 PM. This is a great opportunity to connect with your neighbors, hear updates about our community, and ask questions. We look forward to seeing you there! Official notice and invitations will be sent via mail as the date draws near.
Lake Safety
Your safety on the lake is a top priority for the HOA. We are currently exploring additional measures to enhance lake security and patrol, ensuring a safe and enjoyable experience for all neighbors, boaters, and guests. As a reminder, please review and follow lake safety rules, including the proper use of life jackets, adhering to boating regulations, and respecting the three-strike enforcement policy. Together, we can maintain a safe and welcoming lake environment.
Community Infrastructure Improvements
The cove cleanups have officially concluded! While we may not be able to account for every board or artifact of debris in the lake, the contracted dive team worked diligently to sweep the coves multiple times and remove any detectable debris. We’re confident that the coves are now in great shape.
Additionally, repairs to the pump house and lake pumps have been completed. Ensuring the proper function of these essential systems is a primary responsibility of the HOA, as they directly support the health of our lake.
The tornado cleanup effort was truly remarkable, thanks to the contributions of volunteers, contractors, and our community members. Although we do not qualify for FEMA relief, the HOA continues to explore other avenues for financial support to assist with restoring green spaces, repairing the trail, and addressing the nearly 100 trees that were damaged or removed as a result of the storm.
2025 Budget and Dues
The 2025 budget has been finalized and approved. It reflects our commitment to maintaining and improving our community, with funds allocated for lake safety, tree replacements, infrastructure maintenance, and more. A detailed breakdown will be available for review at the annual meeting in March.
Annual dues have been mailed to all residents. Please ensure your payment is submitted by the due date to ensure covenant compliance. Thank you for your continued partnership in supporting our neighborhood.
Social Events and Engagement
We want to hear from you! The HOA is committed to fostering a sense of community through engaging social events. Whether it’s outdoor movie nights, food truck gatherings, holiday celebrations, or other creative activities, we’re open to suggestions for future events that bring neighbors together. If you have ideas or feedback, please share them with the Social Committee.
Looking ahead, we’re planning to increase our community event offerings in 2025. Keep an eye out for details on upcoming gatherings in future newsletters and emails.
Architectural and Construction Updates
The HOA would like to remind all residents of the importance of adhering to architectural and construction guidelines to preserve the aesthetic and structural integrity of our neighborhood. Recent approvals have included docks, house rebuilds, and retaining walls. As a reminder, dock plans must meet industry standards, include clear height measurements, and align with lot boundaries.
For any construction projects, please ensure you submit plans to the Design Review Committee (DRC) for approval prior to beginning work. Following these guidelines helps maintain consistency and fairness throughout the community.
Legal Counsel
In the best interest of our HOA and its residents, we’ve made the decision to retain legal counsel that is independent of the SID. This decision was not based on any specific incident or negative interaction, but rather on a thoughtful assessment of what would best serve the HOA’s needs and responsibilities. We feel confident that this change will allow for more focused and unbiased support moving forward.
